Calculator Questions
How accurate is this Norway mortgage calculator?
The calculator uses standard amortisation (annuity) formula to estimate monthly payments. It does not include bank establishment fees (etableringsgebyr), insurance or variable rate changes over the term. Use it to compare scenarios, then obtain a formal bank offer for your specific situation.
Why is my calculated payment different from the bank's quote?
Banks include additional costs such as establishment fees, mandatory account fees and insurance premiums. The Effective Annual Rate (effektiv rente) shown on bank offers includes all these costs and is the number you should compare across lenders.
What is a typical Norwegian mortgage term (løpetid)?
The standard term is 25 years, though 20 and 30 year terms are available depending on the borrower's age and the bank's policy. Finanstilsynet does not set a maximum term by regulation, but most banks limit the loan to terminate before the borrower reaches age 75–80.
